The Process 

The process is divided into the following phases:

1. Initial Consultation: We begin by reviewing the standard specifications, understanding our client's preferences and needs, and discussing any specific requirements.

2. Drafting the Floor Plan: Based on our discussion, we will create a preliminary floor plan for the client's review and approval. Its important to review plan well since alterations after floor plan approval may effect every plan page and will be subject to an additional fee.

3. Developing Exterior Elevations: Upon approval of the floor plan, we will proceed with drafting the exterior elevations, again seeking client approval before moving forward.

4. Completing the Building Plans: After the client has approved both the floor plan and exterior elevations, we will finalize the full set of drawings. This includes the site plan, dimensioned floor plans, elevations and sections, foundation plan, framing plan, roof plan, typical structural pages, mechanical plan, plumbing plan, and electrical plan.

Revisions

3 minor revisions are included in our initial agreement. Any major revisions that significantly impact the foundation or require alterations to every plan page will be subject to an additional fee. This includes substantial changes that necessitate significant reworking of the structural elements and overall design. Any revisions required by changes in municipal codes will be implemented at no additional cost.

In the event that engineering services are required for wall bracing or, any other engineering required, these will be carried out by a qualified engineer.

                                             Pricing 

Typical pricing for residential building plans Architects charge between $5.00 to $10.00 per square foot to draw a complete plan set and a Draftsman typically charge between $2.50 to $3.50 for livable square footage and $1.00 to $1.50 for non-livable square footage. Pricing is based on a number of factors, including the Architects or Drafters experience, the complexity of the project, and the specific services required. Typically a Draftsman does not provide structural components, electrical, plumbing and mechanical drawings and these pages are required for submittal.

Our pricing does include all plan pages needed for submittal and include a typical site plan, floor plan, exterior elevations, elevations and sections, monolithic foundation plan standard, framing plan, roof plan, typical structural pages, mechanical plan, plumbing plan, and electrical plan for a residential home plan submittal for Pima County, City of Tucson, Marana, Pinal County and Town Sahaurita municipalities. Please note, depending on home design, engineering may be required and we can typically determine this during plan design. additionally, municipality may require additional plan pages, including Hillside Development Zoning Grading plan versus a typical site plan, flood plain stem wall or, flood plain pad drawings and Native Plant Preservation Plan and the property shall determine these requirements. We can typically provide these drawings, however, may need an Engineer to review and provide stamp and we can assess each individual project accordingly.  

 

 

We offer drafting services for $2.15 per livable square foot  including a FULL PLAN SET! We include typical site plan, floor plan, exterior elevations, elevations and sections, monolithic foundation plan, framing plan, roof plan, typical structural pages, mechanical plan, plumbing plan, and electrical plan and $1.00 for non-livable space, such as attached garages, storage areas, porches or other non-habitable spaces.

General pricing for grading plans $2,800

General pricing for flood plain pad details provided H.A.N.G from municipality and site plan $2800

General Flood Plain stem wall design using provided toe down depths from municipality. $3,400
